I switched to this policy after having another policy with American home shield for 10 years.
This is a scam. My main breaker went out in my house after 45 days with the policy. They company tried to deny saying it was a preexisting condition—a worn out part. This is the main breaker in my house, no electricity without it. 100 degrees outside. I talked to supervisor and asked for a review then another. They went from 250 to 400 to 500 saying the contract stipulated they would not pay more than 500 for electrical problem. The contractor was 833.
This is a joke. We need regulation for these companies.

This is by far the worst Home Warranty Company. They never will repair and look for any reason no to do so. Their technicians are incompetent, often being unqualified to repair your problem, usually a sort of “handyman” with knowledge of many things and expertise in nothing. They would rather offer you a few dollars towards a repair and you pay the rest to their repairmen, who are probably getting a “kickback”. This feels like a total scam. Do not be fooled by their cheap price, you will wind up paying more than if you had a contract with a more reputable company. I could not wait to cancel and go back to my old company

BUYER BEWARE! We have tried to use our Choice Home Warranty policy twice. The first time time our refrigerator was not defrosting itself. A wonderful tech came out from a local appliance repair company (Mountain Top Appliance Service, not CHW) and explained that it simply needed a new gasket. CHW would NOT cover it.
The second claim was for our Thermador oven. The tech again was quick and efficient. The oven needed a new “mother board.” They immediately ordered the right part for us. Then CHW stepped in when the tech learned that the part was no longer made and no longer available saying they would send a check for $180 to cover the cost of the repair, but they would not cover cost of replacement. I called to speak to someone about this. I learned that even though my oven could not be repair, they will not cover anything but the cost of the impossible repair since “it could be repaired IF there was a part.” I reminded her that a part was not available, nor would it be available since it was no longer made, but to no avail. Why would anyone use this company?!

Do not go with Choice Home Warranty! We had our AC go out. We contacted this joke of a warranty company who states “loyalty” . They sent out a tech right away who found a leak in the coil. He stated they would send the invoice and pics to the warranty company for repairs . In the paper work that was sent it stated “normal wear and tear” was the cause for the leak . After contacting and speaking with a level 2 manager we were informed the claim was denied because the leak was caused by rust and/or corrosion. After many phone calls back and fourth with the AC company they said that it was caused from normal wear and tear and that it was Choice that was concluding that it was due to rust/corrosion. Again, many phone calls later and speaking with 2 managers the claim was still denied based on their findings and not the AC company they sent out . Choice did offer us $100 as a good faith gesture . Which we denied . This company will be friendly and will say whatever is needed to get your business but beware that when it’s time for you to rely on Choice they will do and say whatever is needed to deny your claim. The owner of this company should be ashamed in the style and manner in which is company operates but something tells me he could could careless as his pockets continue to get filled. I would rate this company 0 stars !!

In April my Kenmore Elite Combination Grill/convection microwave oven gave out. It is a 30″ built-in model which matches the oven below it.
Choice Home Warranty only covers built-in models.
1. First, I was supposed to receive the first service call for free. I didn’t. They still charged me the $45.00!
2, Second, they knew I was not personally at my house for the repair, but an adult representative was there.
2. After the repairman came to the house, I received an “urgent” email from Choice Home Warranty to call them. Their representative asked me for the Serial number on my microwave. I said “I don’t know I am not there. The repairman would have that information.” She said, “Sorry cannot go forward with the repair without it – from you.” She said the repairmen needed to order parts and couldn’t do it without the information. I said I thought this sounded pretty lame. He had just been out there. If he couldn’t do the repair, they needed to get somebody who could. She said, no he could do it but they needed to order parts and had to have the serial number. I asked why they were ordering parts and not the repairman. She faltered. (I’m not kidding). Anyway, this went on for fifteen minutes with a stand-off that Choice would not go further with the claim and was going to cancel it! I said it was not acceptable and wanted to speak to a supervisor, She informed she was the supervisor.
3. After fifteen minutes of arguments, she finally admitted that the repairman noted the serial number was “faded” and that the unit was not repairable. And she offered me $169.00. (Can you believe this?) I refused. (guess she hadn’t sufficiently softened me up).
4. This unit retails from Sears for $1999.00. Of course I refused. They said I would NOT get anything then. I said I expected replacement of the unit. The unit is built in – into an alcove – (not suspended above a cook top) above my oven. Anything else will ruin the appearance of my kitchen. It is easy to find the replacement unit- The model information is right on the front of the unit. It says: Kenmore Elite (etc. . . ) These built in units have fans that allow for placement in an alcove.
5. When asking to speak to a supervisor, I was told I was speaking to the supervisor and there were NO supervisors above her.
We hung up, but not before I informed her I would be making complaints to the BBB and the Attorney General’s Office. I call this consumer fraud.

We have had Choice Home Warranty for some time now. You never want something to happen at your home but when it does you want to know someone has got your back. Choice Home Warranty makes it so easy to file a claim and they get to work quickly to get your issue fixed. Recently we had our family dishwasher break. Gave Choice a call and we were back in business the following day. Most service call without a warranty can cost an arm and a leg. Choice Home Warranty also helps save you money. Great service I would recommend.

I have called them 3 times and they have denied 2 of my claims. The 3rd one I won’t know until Monday if they’re going to fix my hot water heater. I contacted them Thursday and someone came yesterday to take pictures and won’t know until Monday because they are closed on the weekends. I’m going back to American Home Shield who never denied a claim and are open everyday. They may cost more but at least my claims are paid. CHOICE HOME WARRANTY IS THE WORST!!!!!

The worst customer service I have ever dealt with. If it is a small claim, all is well. I had 3 different technicians come out over my A/C and it never worked. I had them come out again and they gave me the excuse that it was not covered because of a grounding issue. The tech was in my living room when I called and he said that was not what I submitted and went and resubmitted. The Tech said it was normal wear and tear…Choice said they would review it…Never called me back and I called them…Still same outcome. I cancelled my service with them and the man on the phone said why you still have a month and a half left and won’t get a reimbursement? (His name was Russ) Very combative not good at working with a frustrated customer.
I said I would rather lose that time and money that do business with someone that has “LOST MY TRUST” through dishonesty.
Beware…people need a home warranty when the big stuff happens not the little stuff. I played by the rules, they did not.

It has been over a month and still no washing machine. First American would have never done me this way and Im going back to them. All I have done is haggle with customer service specialist.

I’m giving Choice Home Warranty one star only because that was as low as I could give them I bought a 3-year plan and had not made any claims for 2 years my refrigerator went out and they denied my claim they are nothing but a scam company do not waste your money because they will not fix anything that you claim. Check other reviews they’re nothing but rip off I’m cancelling the last year I have left and going to a reputable company do not believe their sales pitch they will totally lied to you they will not fix anything that you need to have fixed

Choice Home Warranty basically offers an insurance policy for items within your home. HVAC system being one of the systems covered.
I filed a claim 2/17 when my heater system stopped blowing air. They scheduled a technician to come to my house. The technician did not offer a diagnosis of the issue, he only took pictures of the inside of the blower motor compartment and filters.
After a few days, I called CHW to find out what happens next, they told my my claim was denied due to improper maintenance (air filters were dirty). I presented a receipt showing the filters were changed by a certified HVAC professional 4 months earlier. They then responded with denying the claim based on dust buildup in the blower compartment.
I hired a certified technician to inspect the issue. He removed the blower motor and diagnosed the problem as a failure in the bearings. He also stated the dust buildup and filter condition were normal and that the main reason the bearings failed was due to the fact that the motor was 12 years old. He also stated dust cannot cause bearings to fail.
When I contacted the company of the technician that CHW hired for the initial inspection, they said they could not have diagnosed the problem until they removed the motor. Their instructions were to take pictures and send in to CHW, they were not authorized to spend additional time removing the motor and diagnosing the problem.
CHW clearly stated they are using the pictures to deny my claim, not the opinion of the company they sent to look at my HVAC system.

My hot water tank went out two weeks ago. It was 4 days before the tech came and he told me he needed to get an aquastat for my tank. I have been calling every day and get the same answer. They have no eta for the part. I am a senior citizen and I have a semi invalid in the house. After a week we had to check into a hotel to shower and do laundry. I will need to do that again this weekend. This company should be put out of business. There contact is not worth the paper it’s written on. For the record I had American Home Shield in the past and had no problem with them. I am putting in a complaint with the attorney general..

Guess what. I am another Choice Home Warranty customer who had their claim denied. The plumber came out and told Choice Home Warranty that my water heater needed to be replaced. CHW denied my claim and offered me 250.00 for a water heater that I ended up paying 2600.00 to have installed and replaced. Youre thinking 2600.00, wow. Well its a 75 gal gas water heater with a power vent. Very expensive. I filed an attorney general and BBB complaint with no resolution. The BBB website asked that Tracy M be called before placing a complaint to work on a resolution, but after 15 calls/voicemails Tracy does not respond. I was able to find the CEOs email. After I emailed the CEO, Tracy finally called me back 1 month later stating there is nothing she can do. For all you who have been screwed by this company, I would advise you to email Victor Mandalawi at Victor@choicehomewarranty.com. Maybe he’ll be receptive to the unethical way his company operates.

I had American Home Shield for at least 10 years prior to switching to CHW. I did not solicit them, a sales rep called me and “sold me a bill of goods” on CHW about how they were so much better than all the other home warranty companies and about all the wonderful ratings they had. I will say CHW is less expensive than AHS not only on the monthly premium, but on the copay. Since I had 11 policies with AHS, it was a considerable savings to swap my homes. However, the service from the two companies doesn’t even compare. Maybe in more metropolitan areas, CHW is good ? But in our area, they are horrible. They do not want to pay claims, they skate out of anything with flimsy excuses. I am hard headed and on a couple of claims that were for my personal home and not a rental I was determined I would out wait them. It took 13 MONTHS to get a dishwasher resolved. They send technicians out 3 times from the same company that never fixed the dishwasher. They finally decided to book other companies. They book multiple companies that called and told me they didn’t even service that area and would not come to my home. Finally after a year, they offered me 300.00 to replace my dishwasher. I had an 800.00 dishwasher. I wouldn’t recommend CHW to my dog.

Worst repair technicans I’ve ever used. Last repair person first wanted to know if I had my $45 deductible before he started any work, made 3 more visits to assess my bathroom sink problem,and never repaired my faucet and actually made it worse. Then at after the damage he caused to it says Choice do not handle faucets. He never returned, I did call to inform Choice about their contracted repairman but no success with Choice. Wasted hard earned money spent on this ripoff company!!!

Do not buy this.My experience with them has been horrible. The service technicians are not knowledgeable. I had a Jenn Air dishwasher that wasn’t rinsing. The first two guys said it was fine &I just needed to wash my dishes first. I called again with the same problem. Another tech came out & diagnosed the problem. Choice called me and offered $150.00 & I was supposed to get my own new one. I exclaimed that I couldn’t buy, arrange delivery ,installation, & removal. Choice then offered me either a Frigidair or a GE. Three guy’s brought the new lower quality dishwasher & the front under lock in piece popped off. + the doesn’t clear a drawer or the oven door. I called choice & was told that it was under Frigidair warranty now. I’m canceling my contract”

Home warranty companies are great until you need to use them.
Today I had my first claim on my garage door and it was refused by them. Why? According to them this is something that just didnt just happened, it was a “pre-existing condition”. I told them the door was opening and now is not, isn’t that pure and simple the reason to hire a warranty company? So I am thinking here if it was my ac unit they could simply state the same: “it was getting older, is not our fault”.
Well, they just lost my business. And they can just go to hell with their shitty company 🙂

I would give this company zero starts if yelp allowed. Do not buy this warranty – it is a waste of money. They always find a reason to avoid covering something that SHOULD be covered by a home warranty program. Just look at the amount of “exclusion” criteria for every single thing. Just save your money and use it to repair/replace your own appliances. This company will not help you. It is a SCAM.

Review: I decided to buy a policy with Choice Home Warranty in March of 2016. Every time I have called to place a claim I’m told it’s not covered under the plan. They sent a person to check my air conditioning unit and I could not find them as a licensed contractor in the State of Florida. They’ve jerked me around and all I want to do now is cancel my contract. Stay away from this company. They’re happy to take your money but terrible at agreeing to fix whatever goes wrong with your appliances or systems.

Before you choose to purchase this home warranty program please read the following:
I am a combat veteran who just returned from my fourth deployment overseas, during this deployment, my HVAC system ceased operating while I was away. I originally purchased Choice Home Warranty’s program back in December 2014 under a three and a half year contract that all those appliances installed at my home at the time the contract was initiated were covered under the warranty regardless of age. Under this contract Choice Home Warranty was obligated to repair or replace any appliance at fault including those which cease to function due to common wear and tear over time. My HVAC system is from 1996 and was fully functional at the time of the contract. Choice Home Warranty’s first breach in contract with me happened when my HVAC system ceased functioning in the summer of 2015, at which point I called and a repair man was dispatched immediately. After talking to the repair man he explained to me that my evaporator coil had a leak and that the ONLY REPAIR CHOICE HOME WARRANTY AUTHORIZED HIM TO CONDUCT was to simply refill the system with more Freon. The evaporator coil was never repaired and this turned out to be a temporary solution to simply buy time which is also illegal as it violates the Montreal Protection Act as the Freon is just continuing to leak into the atmosphere. So less than a year later the system again ran out of Freon as the evaporating coil continued to deteriorate due to its age, after a repair man was dispatched, he told me the same story that Choice Home Warranty refused to authorize any repairs under a fabrication that the system had rust and the contract does not authorize repairs for appliances that accumulate rust. Rust was never the issue with this system, it was a complete lie that the company generated as a scape goat to prevent them from having to replace my old HVAC system. Thankfully the repair man added some more Freon to buy me a couple of more weeks to cool the house down a little. This company is a complete scam, they will barter you for your money and then find every excuse and lie to not deliver on their contract obligations when time for a claim arises. I have already filed a complaint with the Attorney General of the State of Georgia and I encourage others who have experienced such malpractices from this company to do the same so we can build the case for a class action suit with a law firm that I am already consulting with on this issue.

Recently placed claim for double oven control panel. Choice claimed they couldn’t order one, when the visiting tech said he could. Had a local repair guy order one and install. Wasted 45.00 on a service fee.

Purchased a home, with warranty. Paid $450 for a year. A/C part broke a month later and they agreed to pay for the work to be done. I called to check on the reimbursement check and they decided they were only going to pay a fraction of what they promised. After hours of time on the phone and repeated phone calls, they finally agreed to pay the amount. I called on 08/16/16 to check on the status and they sent me to a manager in the cancellations department. I told them I was very unsatisfied with the company and how they had been treating us from the initial claim beginning.. Andy the senior manager, said that he was going to withhold the reimbursement check until I signed a release form that stated I was going to keep my mouth shut and not leave bad reviews, or send complaints to governing bodies. This is extortion for my own money. And last I checked this is America and I have the right to freedom of speech. I also have the right to leave a bad review in good faith based on factual instances. This company refuses to pay claims and claims they aren’t about making money yet they make any excuse they can to get out of paying. No one should be bullied in signing something to keep them quiet about a company who is doing wrong. The more research I do on this company, the more I see that they are a crooked company and they’ve already had to pay thousands and thousands in restitution..

I signed up on July 14th and they took a monthly payment that day then again took another payment on August 1st. Then my A/C stops working on August 19th and I was told that they would not cover the Freon because it was a pre-existing condition. I have not had any problems with my A/C in the 9 years I’ve owned my home. We have had numerous days of 100 degree or higher weather and no problem cooling my house to 68 degrees until last Thursday. Then I’m told that my unit was 8lbs low of Freon. I have had American Home Shield for 9 years and I switched because this company was recommended to me and I was not happy with AHS contractors response time. I’m sorry but this makes no sense to me other than I got SCREWED by CHOICE HOME WARRANTY on my claim & have paid 2 months premium and only been covered for 22 days as of today. I really hope no one else has to go through this with this company. I’m sorry I ever switched companies. I am not reading reviews on YELP about this company ant the same thing is happening to way too many people.

I have always been a customer of American Home Shield and recently was sold by a Choice Warranty Personal to switch to there company because they were cheaper. I questioned choice home warranty about why they have so many not covered on their contract and was told to get the total plan which should cover most items in the home. BEWARE my contract covered the kitchen refrigerator but not the ice maker so I added the ice maker thinking that I am fully covered.
It so happened that my refrigerator stopped cooling and when I contacted CHOICE HOME WARRANTY, they couldn’t find a technician for FOUR DAYS and was told that I can find one on my own; which I did and was told by All Appliance Repair Company that the evaporator coil was leaking out the gas and that they will have to replace the coil and a few other small parts for 770.00 dollars. I then contacted Choice Home Warranty with the diagnosis/cost and to my dismay they don’t cover evaporator or condenser leaks. I went back to review my Total Coverage contract and found out that it only covered the metal around the refrigerator and nothing else not even the door. i also started to wonder WHY THEY DONT HAVE ANY NEGATIVE REVIEW ON THEIR WEB, this is still a question to be answered!!!! I contacted my old American Home Shield Warranty Company, renewed my one year subscription and is very happy with their service. Are you considering Choice Home Warranty! Please review your contract before even thinking about it.

Choice Home Warranty
This company is a terrible company with a lot of small print to get them out of paying claims for almost every situation your home could have. I work as a Fireman full time and my part time business is construction. I have well over 30 years experience in construction and home repair. The last thing I want to do when I get home is work on my own stuff so I decided to look into home warranties. Knowing that my home is almost 20 years old and the AC units and some of the appliances are original to the house I thought it would be money well spent to insure these items. WRONG!!!! I chose to go with Choice Home Warranty because they said no pre inspection and they cover items wearing out as well as offered Septic pumping for an extra fee. Last year I signed up with them on 12/22/2015 for monthly installments of $51.25/month. This is where the night mare started.
First Claim 3/12/2016 Toilet base broke
My first claim was In March 2016. We had a family event planned for March at our home where my wife’s and my family were invited. The toilet in our main bathroom serving the living room and kitchen area of the home started rocking and was not secured tightly to the floor. I chose to have it fixed before the arrival of our company. I called Choice Home Warranty and made the claim. They sent out a company called Mr. Smith’s Home Repair. Mr. Smith himself showed up to make the repair. First off he said he would have it fixed in 15 min. Since I took off work to have the repair done I kind of needed to know an approx time I could go back to work. A few min into the job Mr. Smith asked if I had a drill bit he could borrow. I assisted Mr. Smith and gave him some bits. After approx 2 hours of messing with the toilet Mr. Smith came out and said he could not fix it but would have one of his guys that is better at these type repairs come the next day to fix it. I paid my 60 dollars and he left. I went into the bathroom and looked after he was gone and the toilet was lying on its side in the middle of the floor and the pipe was open where the sewer gas was now coming into my house. The next day no one from Mr. Smith’s Home repair called to schedule a time to make the repair. I called Mr. Smith and left several voice messages over the course of several days with no returned phone calls. I then began to call Choice Home Warranty who said they would get in touch with him. So by now my event is the next day. I had the party and was so embarrassed that my main bathroom toilet was lying on its side and had to have all my guests use the other two bathrooms in the bedrooms. Finally one of Mr. Smith’s helpers called and said he was going to come out to make the repair. My wife took off work this time to meet the repair man. Around the scheduled time she called me at work and asked me to come home, the repairman got there and she did not feel safe. I came home to find a guy with dreadlocks that looked like he just got out of prison working on the toilet. After meeting the guy he was very nice and seemed knowledgeable of the problem. He apologized for Mr. Smith. He began to make the repairs. He instructed me that the wax ring under the toilet was an excluded item. REALLY WTF? How can you install toilets or repair them without a wax ring. I went to home depot to get one so he could get the thing fixed. Well the good news is the toilet does not rock any more. The bad news is every time the wind is out of the north we smell sewer gas in that bathroom and most of the tile around the toilet is chipped broke and coming up. The smell is coming from the base of the toilet verified by a gas detector I brought home from the fire station to find the smell.
Next claim. 3/12/2016 Septic pumping.
My aerobic maintenance company advised me that my septic tanks were full and needed to be pumped out. I made this claim on the same day as the toilet claim. Choice Home Warranty was unable to find a company to take the job but they said they would continue looking. Several weeks later I again called Choice to find out why no one had been contacted to pump my tanks. They called me back shortly and said they found a company that would take the claim. A lady from the company called me the next day and advised me it would be 2 weeks before they could work me in. She advised me to have the gate open and dogs put up and to leave a check in the amount of 60.00 for the technicians. I did as instructed on the appointment day. They showed up on time did the work and left. The next day I received a call from the same lady stating that Choice was not paying them what they charge for the pumping and I would need to pay the rest. A difference of 140.00 more. She said that when they received the contract from Choice they did not realize that they would be paid so little.(Fine Print) I respectively told her that that sounded like a problem between her company and Choice. I was never advised of the up charge prior to the doing the work nor did I authorize any other payment than the 60.00 co pay which I had already paid. I still continue to get bills in the mail for the difference.
Next Claim Plumbing leak
On 6/13/2016 I walked out into my garage to find water on the floor. I bent over to move the door mat to find the mat was soaking wet with hot water. I tracked down the leak to find it was in the wall and it was in fact hot water. I turned off the hot water the leak stopped. I and again called Choice. They said they were dispatching Mr. Smith Home Repair to my home. I immediately said OH HELL NO YOUR NOT!!!!!! Been there done that. Needless to say a week later I still had the leak. They said they were unable to find a plumber in my area that would take the claim. Maybe it’s because Choice pays their contractors so little. Frustrated, I tore the wall out to find the leak was at floor level right at the concrete. I called Choice again. This time they said the repair was not covered. My policy did not cover slab leaks that if I read the policy slab leaks are excluded. I told them that it was not a slab leak it was at the slab not under the slab. Again claim was denied. I fixed it myself with an 80 cent copper coupling then repaired the wall. (fine print, wall repair is not covered even if it’s a necessary to make the repair.)
Next Claim 8/6/2016 Air Conditioner not cooling
I made the claim on Saturday when my almost 20 year old AC stopped blowing cold air. To my surprise I receive a phone call from Bock Heating and Air on Sunday morning stating they were on their way. The technician showed up as scheduled. Quickly found the problem. Locked up compressor. He stated that since my unit was a 1997 model and used R-12 refrigerant a new compressor was not available since lawmakers made R-12 illegal. He stated that I would have to have my unit replaced with a newer unit that uses R-410A. He said he would contact Choice to have the claim reviewed. Well I received a phone call today 8/8/2016 to tell me that my claim was denied. They said it was for lack of maintenance. They stated that the compressor locked up due to overheating. It’s been 104 here every day for the last week. Hell Yea its hot. This is total BS!!! Lack of maintenance. I have both units on my house serviced ever spring and fall. Filters changed regular a minimum of every 30 days, condenser washed every time I mow my grass. I was told by a very rude woman that sorry they made their decision there is no dispute process. I asked for the cancellation dept. After about a 15 min hold another very rude woman came on the line. I spoke my piece told her it was BS. The unit was nearly 20 years old had always been properly maintained which I have records of. I explained to her that The US Dept. Of Energy states that the life span of a Central Air unit is 16.9 years. During the 15 min on hold waiting to speak to this rude person the voice on the recording kept saying that Choice Home Warranty will be there for you when things wear out because things do wear out. I was told by the rude lady that she would send me a cancellation form. Sign it send it back then she will send me 250.00. Guess that’s to try to buy my silence or in some way make me feel better since they stiffed me on replacing my AC unit like I under stood they would. So it appears when they are looking at a $4000.00 dollar plus claim they just deny the claim for some made up BS reason and let you out of your contract with no early cancellation fee and give you $250.00 as a token of their appreciation.
